Old Business

1. Jim Pellngton reported that Pete Helms has not received clearance for 4 extra dock slips. Therefore we are unable to proceed with the transfer of the common properties until that occurs.

2. We reviewed the finances of the Association and determined that there will be a need for a supplemental assessment once the conversion takes place. The main costs will be for the increase in insurance (approx $ 1,500 annually) and for the services of Jay Rose (approx $1,000 – one time charge). The estimated supplemental fee per homeowner would be $250 to $300.

3. We had a discussion on a Capital Improvement and Maintenance Fund. We will review and bring forth a recommendation for the General membership at the Spring Meeting.

New Business

Dock and Beach

1. Cleanup day was a success and all the accumulated wood was burned. However, recent storms have brought more debris ashore which needs to be dealt with.

2. Fluctuations in dock costs relative to in-out and maintenance costs were discussed.

Water

1.The water supply system was discussed. Richard Hohn will get the water service people to do the annual coliform test and any other required test as may be required.

2. We need to determine the ph (acid) of different water treatment systems in the development. Water samples taken from 3 sources will be taken to determine what course of action, if any, needs to be done.

Raw water (untreated) - Pellingtons

Water softening systems (1 tank) – Hohn (?) Collins (?)

Acid treatment and water softener systems (2 tanks) – Briden

Someone familiar with taking readings for hot tubs (Hohn or Haines) will perform the tests.

3. L Collins to send R. Briden copies of PP&L bills to check the electric bills (in particular the cost of the dock light).

Septic

1.We discussed soliciting bids to have the individual septic systems done by one contractor in order to take advantage of having the cleanouts done at once. The year 2005 seems to be pretty close to everyone’s five year cycle. This item shall be brought to the attention of the general membership. Koberlein and Fenkner’s will be contacted.

2. Several people volunteered to help mow the septic field. R Briden will line up a date.

4. R. Briden and Dick Haines will look into a suitable second hand mower to do the job more efficiently.

5. R. Briden to check about the removal of a rock that is hindering the storm runoff from upper side of the mound.

Roads

1. Dick Hohn will pursue other methods to secure two roadside reflectors. The Internet may yield a source

2. R. Briden to check the roadside drainage to see if ‘riprap’ may be required to eliminate the water scouring due to heavy rain storms. The digging of lateral trenches may also be a solution. The fellow who mowed the drainage field may be a good first contact.

3. It was suggested we check into a better road drainage system for the new "Court "road. This must be done prior to any paving.. Currently periods of high rains produce a body of water known as Lake Collins.

Misc.

A suggestion was made to have a workday whereby dead and toppled trees would be removed along the road corridor from 507 up to the top of the hill. This might also be an opportunity for lot owners who would like some assistance in removing dead and broken trees from their own properties. To be discussed at the general membership meeting.
